Rental Policies

Please read our Policies & Rental Agreement carefully. Please note that:

  • Placing a reservation deposit constitutes a full and binding agreement subject to all the terms & conditions outlined below.
  • Awareness of our policies will help you plan for your vacation and know what to expect; we want you to have a relaxing and enjoyable stay at our unique Spanish style villas.

A $300 reservation deposit is required at the time of booking. The remaining balance must be paid no later than 30 days prior to check-in. NowVacations will automatically bill your remaining balance to the same credit card used for your reservation deposit unless you provide us alternate credit card information. For your convenience, we accept Visa, MasterCard, and Discover. Please note that a 2.9% credit fee will be added to your bill when you pay the balance due by credit card.  If you pay the balance due by check, no fee will be assessed.

When making a reservation less than 30 days prior check-in, the full rental amount is due at the time of booking. Time permitting, you can still pay by check, but it is best to call us so that we know you want to pay by check.

You will receive an email confirmation for your reservation, as well as electronic receipts for your payments.

Once NowVacations Rentals receives your payment in full, the key code for the electronic door lock, driving directions, and other useful information will be sent to you before your scheduled arrival.

We do not charge a security deposit. However, we require you to have a valid credit card on file, and like hotels, we reserve the right to charge your credit card account for damage, theft, or any special cleaning required after your stay. We will always attempt to contact you before assessing any additional charges after your stay.

To avoid any extra charges, please be sure that:

  • No damage of any sort is done to the house or any of its contents.
  • All debris & rubbish are placed in garbage cans and covered or removed.
  • All cookware and dishes are cleaned and put away.
  • No contents from the home may be missing or damaged – including little things from the kitchen, and decorative items.
  • Renters must abide by all house rules & policies. Violations may result in termination of rental agreement and/or additional fees.
  • Smoking is not permitted inside the home. You may smoke outside, but please clean up any ashes and other smoking debris. There may be no evidence of smoking at all on the premises. There is a $500 fee for not adhering to this policy.
  • Please be aware that a renter may be evicted by the owner (or any appointed representative of the owner), or local law enforcement, if unduly rowdy, inappropriate, dangerous, or illegal activities occur at a property.


Check-in is @ 4:00 pm and Check-out is at 11:00 am.

There is no check-in procedure. You simply enter the key code we give you, and enter the property. To check out, simply lock the door after you leave.

We can sometimes offer early check-in or late check-out if there are no other guests before or after your stay. Please call or text the day before your arrival or departure to see if these options are available. If an early check-in or late check-out is not available, it is imperative that you neither arrive early nor leave late in order for us to conduct maintenance and cleaning for our guests.

We try to be flexible, but if you depart later than 11:00 and our cleaning or maintenance schedules are interrupted, or if other guest’s visit is affected, you may incur additional charges.


Our minimum stay is 2 consecutive nights in fall/winter/early spring, and 3 nights during the summer and holidays.  Days that count as holidays include: New Year’s, Spring Break, Memorial Day, 4th of July, Labor Day, Thanksgiving, and Christmas.


Reservations cancelled more than 30 days before your scheduled arrival date will receive a full refund, less any fees for processing credit card transactions.

Reservations cancelled 16-30 days before your scheduled arrival date will result in forfeiture of 50% of the total rental fee unless the house can be re-rented for the entire cancelled period at the same price. If the house can be re-rented, guests will only be charged for processing credit card transactions.

Reservations cancelled less than 14 days before your scheduled arrival date will be charged the full rental fee unless the house can be re-rented for the entire cancelled period at the same price. If the house can be re-rented, guests will only be charged for processing credit card transactions.

No refunds will be made for late check-in or early departures unless agreed to in advance.


Cleaning Fee: There is a $75 dollar cleaning fee for each rental.

The fee ensures that your home will be clean and ready for your check-in; it also provides a cleaning service which will do a standard cleaning after you check-out.


When you arrive, your rental home will be stocked with basic paper products to, including toilet paper, paper towels, napkins, laundry, and dish detergents in amounts that are sufficient for most guests. Since we normally do not enter the property once you have arrived, if you use what is available, you will need to provide your own additional supplies.


To avoid being charged any additional cleaning fees after your departure, please leave the home in the same good condition as when you arrived (no need to dust, vacuum, etc., unless you make more of a mess than standard gentle use). For example:

  • Furniture may not be rearranged. If moved at all, furnishings must be returned to their exact, original position before your departure, with no signs of damage or broken parts.
  • All food, drink, or other spills and stains should be cleaned up immediately. Food and drink spills that leave stains are treated as damage, not normal wear and tear.
  • The oven should be emptied of all food and free from spills.
  • The freezer & refrigerator need not be empty when you leave; you may leave non perishable items in sealed containers, but you should wipe up spills.
  • All cookware and dishes should be cleaned and put away.
  • Lights and all electrical appliances should be off; windows and doors must be closed & locked.


We are dog-friendly and you are welcome to bring your canine family members. There is a flat fee for dog guests. It is $50 per dog, and guests are limited to 3 dogs. Of course, we require that there be no evidence of our pet guests upon your departure – no chewed or damaged furniture or household items, no excessive dog hair, no accidents in the house, no odors, no stains, and no piles of doggy droppings around the home. Doggie bags are provided for disposing of droppings from the yard. Evidence of dogs will result in an appropriate charge after your departure. The fine for pets in the home during your stay that were not pre-approved and pre-paid is $250 per animal, so please be sure to make arrangements with NowVacations for your pets before your arrival!


ABSOLUTELY NO SMOKING IS ALLOWED IN OUR HOMES. If smoking of any type is detected in the home or guests have not cleaned up smoking debris outside the home, you will be charged a fee of $500.


  • The primary registered guest is responsible for any expenses incurred during the visit, including but not limited to loss and damages, accident or injury to persons, or losses sustained while visiting the home.
  • Guests acknowledge and authorize NowVacations Property Management to charge Guest’s credit card for all damaged and/or missing items to the premises while occupied by the guest.
  • If cost of extra cleaning, replacement, or repairs exceeds the guest’s credit card limit, guest agrees to pay the difference to NowVacations within 10 business days or face credit reporting and legal action.
  • Motor homes, trailers, campers, or boats may be allowed, but only with prior approval.
  • We’re happy to return LOST & FOUND items, however, you will be charged for handling and shipping costs. We are not responsible for lost or forgotten items.
  • NowVacations reserves the right to enter the premises, if need arises, without prior guest permission. We will make every effort to contact the guest as to the time, purpose, name of personnel, and duration of any visit.
  • NowVacations and homeowners disclaim all liability for injury, loss, or damage. Renters are entirely responsible for their safety and well being when using the home and rental premises. If you believe there is an unsafe condition, please notify NowVacations immediately.
  • NowVacations will be held harmless from claims arising out of use, or misuse, of home.
  • NowVacations is an agent for the owner, not an owner nor a tenant. As agent, NowVacations has the authority to act in the best interest of the homeowners in all situations.
  • Each home is privately owned, including furnishings, and must be treated with care and respect.
  • Renters may NOT change the settings on any electronic devices, technology, remote controls, etc., or unplug or disconnect or rewire any devices in the home. If you have any questions or problems, please contact NowVacations.
  • Renters may NOT use the WiFi connection to do any illegal activity.
  • Unauthorized opening of any locked units, closets, cupboards or other entities is not permitted and may result in criminal charges of burglary and theft. Please respect all locks; if something is not open, then you are not permitted access to it.
  • All fireplaces are gas operated; please do not burn wood, presto logs, prepared firewood, or any other combustable material in the fireplaces. Absolutely no driftwood or other items (paper, yard wood, etc.) may ever be burned in any of our homes.
  • Violating any laws while on premises will result in eviction, loss of rent, and possible other fees and/or criminal charges.
  • Violation of any NowVacations rules, policies or terms & conditions of this rental contract will nullify the contract and result in both possible eviction and additional charges or fines.


If you choose to use the hot tub, please note that you and all your guests are subject to the following terms, conditions and rules of use:

  • No shoes and no muddy feet in the hot tub.
  • No sand, dirt, or other messes are allowed in the hot tub.
  • Please do not touch any of the buttons/nobs or change any settings on the hot tub.
  • The top must always be on the hot tub and secured in place when not in use.
  • It requires two guests to properly and carefully open the top of the hot tub: do not try to do so alone as it may easily result in harm to you or damage to the hot tub.
  • Any undue dirt or debris, or any damage to the hot tub, will result in a minimum additional charge of $75, plus the cost of labor and fees to fix any damage.
  • No one who is under the influence of alcohol or drugs is allowed in the hot tub. Hot tubs and alcohol or drugs are an unsafe combination.
  • No one under the age of 18 is allowed in the hot tub without a parent or guardian’s supervision…ever!
  • Persons with heart disease, serious health problems, or pregnant women should not use the hot tub as the high temperature of the water may cause severe health problems.
  • Hot tubs can be dangerous; users assume total and full responsibility for any accidents or illnesses associated with the hot tub.
  • Neither NowVacations nor the Home Owner assume liability for accidents or injuries. RENTERS USE THE HOT TUB AT THEIR OWN RISK.

Please note that submitting your deposit constitutes your ‘signature’ on this Rental Contract and indicates that you agree to all the terms and conditions listed above.
